We had a client in Burns Beach who noticed water leaking down their driveway while they were overseas on holiday. After seeing it on their CCTV, it became an urgent priority to have it fixed as soon as possible.

We were initially called out, as it was assumed to be an issue with the reticulation system. However, upon inspection, we quickly identified a leak in the copper pipe coming off the water meter.

We contacted Brett from Mindarie Plumbing and Gas and sent through some photos. Brett was able to provide a prompt estimate and arrange a time to attend the property in Burns Beach.

Regular preventative maintenance is a fraction of the cost of a full system replacement, catching minor wear and tear before it escalates into a catastrophic tank failure or a dangerous gas leak.

Why is my hot water suddenly coming out brown or rusty?

Discoloured, rusty hot water is a serious warning sign that the inside of your storage tank is actively corroding. This usually occurs when the sacrificial anode has been completely depleted, leaving the mild steel cylinder of your hot water system completely defenceless against the natural corrosive properties of the water supply.

If you catch this issue early enough, we can flush the tank to remove the accumulated rust and install a brand-new anode to halt the degradation process. However, if the rust has already eaten deep into the cylinder wall, the structural integrity of the tank is compromised, and you will likely need to start planning for a complete unit replacement before it splits and floods your property.

Can you replace the heating element in my electric hot water system?

Yes, a blown heating element is one of the most common causes of a sudden loss of hot water in electric storage systems. Over time, the constant heating and cooling cycles, combined with mineral buildup from the water, can cause the element's outer casing to split and short out, instantly tripping the circuit breaker on your main switchboard.

Why does my gas hot water system keep losing its pilot light?

A pilot light that constantly extinguishes is incredibly frustrating and almost always points to a degraded or heavily carbonised thermocouple. This crucial safety device sits directly in the pilot flame and generates a tiny electrical current; if the flame blows out, the current stops, and the main gas valve immediately snaps shut to prevent a dangerous gas leak.

While strong winds can occasionally blow a pilot light out, a recurrent problem means the thermocouple is failing to register the flame correctly. We can easily dismantle the gas control assembly, clean the burner jets, and replace the faulty thermocouple, ensuring your gas system ignites reliably every single time you turn the tap on.

Is my leaking pressure relief valve a major problem?

The Pressure and Temperature Relief (PTR) valve is a vital safety mechanism located near the top of your hot water storage tank. It is designed to vent small amounts of water during the heating cycle to safely relieve the immense pressure that builds up inside the cylinder as the water expands. A slow, occasional drip during heating is completely normal and means the valve is doing exactly what it is designed to do.

However, if the valve is constantly running a heavy stream of water down your drain line, or if it is leaking from the threaded connection point, it has likely failed and become stuck in the open position. This wastes a massive amount of heated water and drives up your energy bills unnecessarily. We can quickly test the PTR valve and replace it with a new, compliant fitting to secure the tank and stop the waste.
